Project Management Services

1. Identify the project objectives and the scope as determined by the developer.
2. Advice the client with respect to appointment of consultants. Prepare Consultant’s agreements.
3. Advice the client and co-ordinate with Consultants to prepare the documents required for local authority approval.
4. Organize and conduct Consultancy Team meetings.
5. Review Architectural and Engineering designs in relation to project objectives.
6. Prepare masterwork programme for the entire project and establish time schedules and budgetary limitations in consultation with the client.
7. Set up management structures for the project in consultation with the client.
8. Review the Bills of quantities and tender documents and advise client.
9. Advise client with regard to short-listing of contractors or other chosen method of tendering.
10. Finalize Tender Documents with the Consultancy Team and execute Tender Procedures.
11. Organize and conduct pre tender meetings.
12. Review tender evaluation report and advise client with regard to award of construction contracts.
13. Prepare Letters of Acceptance to award the contracts.

1. Advise contractors in all matters relating to programmes, procedures and requirements and ensure compliance.
2. Develop and establish project-monitoring systems in consultation with the client and ensure its implementation.
3. Develop and establish a cost control system in consultation with the client and ensure its implementation.
4. Ensure all specialized contractors are at site in accordance with the programme and project schedule.
5. Review all tender contract documents prepared for specialized work.
6. Ensure that all contract guarantees and insurance policies are in order.
7. Conduct regular progress meetings on behalf of the client.
8. Co-ordinate all activities of various consultants, contractors and specialist suppliers.
9. Full time supervision at site by qualified Resident Engineers.
10. Review progress, quality and cost regularly.
11. Check and recommend certified bills for payment.
12. Programme specialized work.
13. Identify extra work and variations and ensure that the rates approval for these items are reasonable. Inform any variations to the budget to the client as soon as it is identified.
14. Ensure completion of construction stage within the stipulated time period, within cost targets and to required quality standards.
15. Provide contract administration as the “Engineer” to the contract.

1. Ensure that all necessary pre-commissioning checks are carried out.
2. Liaise with consultants in conducting defect survey upon practical completion, preparation of taking over certificate and advising client for taking over.
3. Ensure that all final accounts are dealt with in accordance with contract conditions.
4. Ensure that all necessary operating and maintenance manuals, as built drawings, plans and other instruction are supplied to the client.
5. Co-ordinate training of client’s operational crew.

1. Advice the client’s Maintenance Engineer with respect to procedures to be followed in defects rectification.
2. Inspect the project at the end of the defect liability period.
3. Recommend Final Payment Certificates.
4. Recommend issue of maintenance certificate and release of retentions.
